All signs point to a healthy real estate market in San Diego county for 2020. Strong job market and low mortgage interest rates should help keep the market stocked with qualified home buyers. Housing inventory will continue to remain the challenge but the number of sales in San Diego in 2019 was very comparable to 2018 and many anticipate 2020 numbers to remain competitive with these past years.
According to a Zillow study, San Diego will be the hottest major home market for California in 2020 but it won't experience the major gains as in past years. The study was based on how likely markets are to reach the predicted national average of 2.8% appreciation and many were "bullish" in San Diego county. Experts predict mortgage rates to remain constant as we enter into this election year creating more opportunity and purchasing power for buyers in the market.
There continues to be a big divide in terms of single-story homes vs. multi-story homes as many buyers and empty nesters seek out a qualified single-story home creating a strong single story market especially in coastal areas. Effective January 1, 2020, all newly constructed homes and low-rise apartment buildings in California are required to have rooftop solar panels. California is the first in the nation to carry such a mandate.
